In accordance with Section 287.055, Florida Statutes, the City of Bradenton, a political subdivision of the State of Florida, will receive proposals on the date indicated in OpenGov for the purpose of selecting qualified Proposers to provide Construction Management at Risk (CMAR) services for a new Public Works & Utilities Department Complex. The current proposed location for this project is on a City-owned parcel near Tropicana location at 1706 9th St. E., Bradenton, FL 34205, that encompasses approximately 28 acres. The Proposers are required to comply with the Scope of Services.

The City of Bradenton Department of Public Works is undertaking a master plan to establish a new, modern Public Works and Utilities Facility. This initiative is driven by the need to relocate the existing facility, which is being displaced by the ongoing expansion of the adjacent spring training complex. The expansion requires additional land and infrastructure, making continued operations at the current site no longer feasible. The new facility represents an opportunity not only to relocate but also to consolidate the City ’s previously dispersed service operations into a single, efficient campus.The proposed site encompasses approximately 28 acres, bounded by 9th Street East to the east, U.S. 41 to the west, and U.S. 301 to the south. This property is designated a Brownfield. The plan envisions relocating and expanding the facilities to meet the City ’s current and future operational needs. The existing Public Works facility is at the end of its service life, with outdated infrastructure and insufficient space for staff, equipment, and materials —conditions that hinder efficiency and growth. Primary access to the site will be from 9th Street East, with egress provided to U.S. 41 near Shepard ’s Red Barn Ltd. An emergency exit is proposed across the adjacent railway, requiring a cross-access agreement with Tropicana. This exit would utilize an existing roadway and railway gate to support emergency operations. This project sets the foundation for a resilient, efficient, and consolidated Public Works and Utilities campus that supports the City ’s long-term growth and infrastructure needs for the next 50 years.
